record time of 15 days. The 183,000 sq ft Ark
Hotel can withstand a magnitude 9 quake. Not a

no one worked overnight.

homes in Mumbai
Around 93,000 homes in Mumbai await
buyers. Unsold housing stock in Mumbai has crossed

high. Liases Foras, a property research firm,
reports that less than 4 million sq ft of new
residential space was sold every month between Oct

Hilton takes
over Meridian in Mumbai
The Hilton group made
its first foray into the city, took over the
management of the Starwood property La Meridian
earlier this month. Has renamed Hilton Mumbai
International Airport. The Mumbai property is
Hilton Worldwide's third in India. The other two
being Hilton New Delhi Janakpuri and Hilton
Garden Inn New Delhi Saket. For the Mumbai
venture, Hilton has partnered with DB Hospitality,
part of the real estate development company DB

Reliance
Ind Ltd (RIL) has sold development rights of
its 10,300 sq mt plot at Bandra Kurla Complex to
realty major Wadhwa Developers for Rs 1,100 crore.
The agreement between the 2 groups was signed a
few days ago. RIL will retained 30% stake in the
project. The project will be ready in 18 months
according to Vijay Wadhwa Chairmen Wadhwa group.
In 3 weeks, Wadhwa developers will start work on
the 10,300 sq mt area brought by RIL for Rs 918
crore in 2007.

Developer
of under-construction 60-crore flats at Walkeshwar,
Mumbai won't even entertain purchase request from
non-vegetarians. The 43-storey under construction
Vandan located close to the sylvan Raj Bhavan
comprises 7,900 sq ft luxury apartment pegged at
Rs 60-crore-a-piece. The project, developed by
Satellite developers, owned by Kalpana Shah of Tao
Art gallery was started in 2005.

Wadala Tower scaled down
The
iconic tower planned for Mumbai city, which had
one time promised to be the world's third tallest
building - behind the Burj Dubai and the under
construction Freedom Tower in New York - will now
be nowhere near these global landmarks. In fact
the MMRDA had earlier scaled back the plans for
the tower in Wadala from 101 storeys (536 to 531m)
to 85 to 89 storeys (430 to 460m)
Worli
flat sold for Rs 1.03 lakhs per sq ft
It's
billed the record-deal in the country. A 3,600 sq
ft flat in luxurious, sea-facing Samudra Mahal at
Worli has just been sold for a whopping Rs

Rs 97,000 per sq ft notched up for a flat at NCPA
Apartments, Nariman Point.
Walkeshwar's
tallest buiding in trouble.
The
32-storey building being built by the Filmaker's
company is in trouble over an alleged breach of
the Coastal Regulatory Zone Notification.
According to an affidavit by the Maharashtra
Coastal Zone Management Authority, Bharat Shah's
firm Layers Export Corporation which is building
'Legend' did not submit its plans to the
authorities.

hikes home loan rates

SBI has decided to continue with its teaser

Tax on Construction may hit realty
Levy
on under-construction projects may force buyers to
shell out more to acquire property. A service tax
of 10% will be imposed on 33% of the price of the
apartment, while no tax will be levied on the

India Tower
The
5-star hotel-cum-service apartment coming up at
Charni Road, is set to be the city's tallest
building, that will have an FSI of 6.29 under
supreme court directions.
Mumbai's
biggest land deal
The
largest land transaction in the city in over a
year was finally concluded. Mumbai-based developer
Wadhava Group has bought the 18.18 acre Ghatkopar
plot belonging to the Hindustan Compositer Ltd. (HCL)
for Rs 571 crore.
New
Property Tax Structure for Mumbai, from Oct
The
Civic body's plan to change the property tax
structure got a nod from the general body of
elected representatives. From the current rateable
value system of calculation, the property tax
structure will be changed to a capital value
system. The new system will be applicable from
October. The data required to calculate include
the value is still to be compiled.
Accordingly, those living in the island city will
pay twice as much the property tax they currently
pay. Suburbanites, on the other hand will pay
lesser - about 70-75% of what they pay now.
Civic
sources said commercial properties in the island
city would have to pay thrice as much as the
extant amount.

HF reverse mortgage awaits
insurance tie-up
State-owned
home finance company, LIC HF is awaiting the
National Housing Bank's tie-up with insurance
companies before launching its reverse mortgage
scheme for senior citizens. The National Housing
Bank is tying up with insurance companies,
including LIC, for restructuring of reverse
mortgage. Reverse mortgage is a financial product
that enables senior citizens (60-plus) who own a
house to mortgage their property with a lender and
convert a part of the home equity into tax-free
income without having to sell the house.

Documents needed to Register
a CHS:
To
enjoy the benefits of living in a co-operative
housing society it is essential that the society
be registered. Given below are some of documents
that need to be submitted to the registering
authority:
1.
An application for registration of co-operative
housing society in Form A, along with Statement A.
2.
Statement of Accounts along with bank balance
certificate.
3.
A copy of the proposed model by-laws of the
society.
4.
Title clearance certificate from an advocate.
5.
A true copy of the approved building plan.
6.
Letter of authority that grants permission to
commence construction or a completion certificate
as applicable in the case of a proposed society.
7.
An affidavit on stamp paper from at least 10
proposed members to the effect that they are
residing in the area of the proposed society.
8.
Certified true copy of the agreement made on stamp
paper and registered between the builder/promoter
and the flat purchasers.
In
situations where the promoter of the proposed
society is a firm or a company, a letter of
authority from such a firm or a company
authorising the promoter who sign on behalf of the
firm or company if necessary.
Associate
Membership:
According
to by-law number-19B, an individual, a firm, a
company or a corporate body registered under any
law for the time being in force who/which has made
an application in the prescribed form such
membership along with entrance fee of Rs 100 may
be admitted as such member by the committee.
Right
to Information:
Each
member of a co-operative housing society has the
right to see information from the society
regarding any transactions that the society may
have made according to by-laws the society should
furnish the information that the member has asked
for within 30 days from the receipt of its
request. However the society also has the right to
fix a reasonable fee for providing such
information.
The
Consumer Protection Act:
Any
dispute that involves a housing society and any
member with respect to rendering of any services
such as allotment of house, possession of house,
maintenance services, in relation to housing
complex, etc. are covered by Consumer Protection
Act, 1986. A member can approach the consumer
forum to claim compensation and damages against
the housing society for rendering deficient
services.
